So you've decided to sell your home, GREAT! Now what? First step, (besides contacting your favourite local Realtor), is to do a very critical walk-though of your home. Take notes of the small repairs you've been putting off for years and start just getting them DONE! Studies show that it's often the small details that can make your home appealing to potential buyer's. Below we have outlined some simple fixes that can go a long way in the eyes of prospective Buyer's. 



When working towards a quick sale- remember you are trying to appeal to ALL prospective buyers. KEEP IT NEUTRAL. This doesn't mean you need to repaint your entire house. But if you're repairing imperfections and doing touchups anyway, try to avoid bold colours. As a rule, whites, greys and creams tend to be most appealing and would require less work for a buyer when they move! Don't forget the trim! 


Make sure all lights are functional and where possible, change bulbs to soft white. Avoid bright white lights, as they appear cool and hard on the eyes. Softer lighting is more attractive to the eye. 


All the small things add up when viewing a property. If you want to get top dollar for your home, things like re-sealing your driveway, sanding/ staining your deck, replacing leaky or old faucets, cleaning your grout/ water spots on glass shower doors etc. will make a world of difference to a potential buyer. A well kept home is the most attractive feature a home can have!  



When your Realtor is coming over to take photo's, remember that clutter is the first thing seen in a photograph. And a photograph is the first impression they get of your home! 

*Remove all clutter- no magnets or art on fridge doors, counter tops cleared of small appliances, personal items on tables and dressers should be kept to a minimum. Remember-LESS IS MORE- especially in photos! 

*Remove footwear from front entry and clean rugs

*Hide pet toys, beds, kennels etc. (I LOVE pets- but not everyone does!)

*Organize childrens toys and try to keep them to a designated area where possible

*Tidy up your closets- Yes, they WILL be looking in there! 

*Open curtains/ blinds- natural sunlight is good for the soul, and selling homes! 


Remember that the first impression of your home will likely be online in a photo or on a flyer. MAKE THIS COUNT! 

*Trim the grass, rake leaves, pluck weeds, trim bushes, shovel the snow, clear walkways and remove the trash etc. (Obvious right?)

*Power wash the paths and siding

*Plant flowers, hang flower baskets, add greenery etc.

*Wash your windows and doors

*Remove vehicles from the driveway (Mainly just for Photos) 


You never know when someone might want to come take a look at your home; you want it to be spotless and smell decadent! 

*Clean your blinds/ curtains

*Keep washrooms IMMACULATE- especially tubs, sinks, and toilets

*Keep floor shining and carpets vacuumed

*Clean out your fridge- get rid of old produce and organize

*Smell Clean- Incense, baking cookies, hot cider simmering etc.
